The latest blog… the decline in BC Residential Rental Prices
British Columbia's rental market is undergoing a notable shift, marking well over two years of consecutive declines in average asking rents. Since the rental prices peaked in mid-2023, asking prices for apartments and condos across the province have fallen roughly 12% to 20%, driven by increased housing supply and cooling demand for rental homes. The cooling may be contributed to the decline in foreign students coming into Canada and especially in our province, the job market in our province and the genuine uncertainty in international trade and the pricing of everyday goods.
Key Rental Market Trends
- Provincial Declines: Average asking rents in B.C. dropped another 4.5% in July, continuing a multi-month trend where B.C. and Ontario are the only Canadian provinces seeing sustained rent reductions.
- Metro Vancouver Shifts: Vancouver asking rents have fallen approximately 20% from their summer 2023 peak, with core areas like downtown Vancouver seeing the sharpest drops for one-bedrooms units although all types of properties are affected.
- Metro Area Drops: The suburbs have recorded some of the steepest year-over-year decreases in purpose-built and condo rentals, led by Abbotsford (-12.4%), Langley (-7.6%), Coquitlam (-7.3%), New Westminster (-6.6%), and Richmond (-6.1%).
- Rent Control: For existing tenancies, the maximum allowable annual rent increase set by the province is capped at 2.3% for 2026, down from 3.0% in 2025.
Casa Rental Management is watching these trends carefully and we suspect that the rental increase for 2027 will likely be lower than last year.
Public Sentiment and Reality
On social media platforms, opinions are mixed regarding how widespread these drops feel. While data clearly shows cooling and lower asking prices for new listings—especially for lower-end or less competitive units—many renters note that high-demand or well-maintained properties remain relatively sticky in price, and overall costs are still high compared to other units. Our experience shows that all types of residential rentals are dropping and the properties that are not competitively priced are still on the market for many months.
